What is Rent Smart Wales?
Rent Smart Wales process landlord registrations and grant licences to landlords and agents who need to comply with the Housing (Wales) Act 2014. The legislation made provision for those who needed to comply to do so within a year, without fear of repercussion. The enforcement powers are now active. This means that failure to comply with the legislation is an offence.
Do I need to register?
If you own a residential property in Wales where you don’t live and someone else lives in that property and pays you more than £250 a year to live there and you have a tenancy agreement in place you will need to at least register as a landlord. You may even need to take a course and apply for a license.

If you do not carry out any letting work at the property yourself (pre or post tenancy) you only need to register as a landlord and why not nominate us, We Will Homes, as your managing agent.
If you do carry out any form of work at the property (this could include showing any prospective tenants around, rent collection or maintenance) you will also need to apply for a landlords license too.
We have attached the link below to the Rent Smart Wales website which will allow you to register on-line, this is the cheaper option at £33.50 or £80.50 if you wish to register via a paper form.
